Community Context
Project Location
The project is located in Rancho San Diego within the Valle de Oro Community Planning Area.
The site is bordered by Jamacha Road to the west, Valhalla High School to the north, existing residential development along Wind River Road to the east, and a mix of existing uses to the south that include a nursery, San Diego Rock Supply, truck parking and St. Peter Chaldean Catholic Cathedral, and Good Samaritan Retirement Center.
Shopping, restaurants, schools, parks and community services are located nearby, including the Rancho San Diego Town Center and other commercial uses along Jamacha Road.
Planning and Entitlements
The property is currently designated Semi-Rural Residential (SR-1) under the County of San Diego General Plan. The project proposes a General Plan Amendment to change the designation to Village Residential 30 (VR-30). The proposed zoning is Multi-Family Residential.
A Specific Plan is in process which establishes the framework for the development, including the location and types of homes, building designs, setbacks, open space, amenities, circulation and infrastructure.
The goal is to create a well-designed residential community that provides new housing while respecting the character and natural setting of Rancho San Diego.
